Yes. Zook Cabins offers a full line of Accessory Dwelling Units and cabins that fit within the square footage typically associated with an ADU. In most cases, an ADU is a home of 1,200 square feet or less that is located on a property with an existing primary residence.

That said, our ADUs can also be used as primary residences in many areas, as long as the home meets your local municipality’s requirements and building codes. To help you get started on your state’s guidelines, check out the regulations page.  

Yes. All of Zook Cabins’ ADUs are built to meet applicable building codes. Our ADUs are modularly constructed in one of our manufacturing facilities, where they are built to the building codes and requirements for your local area.

At Zook Cabins, all of our ADUs require a permanent foundation. Depending on your property and local requirements, there are three common options: a basement, crawl space, or pier-and-beam foundation.

We do not install our ADUs on concrete pad foundations. Your local site conditions, building codes, and municipality requirements will help determine which foundation is right for your project.

Yes. You are responsible for having utilities put into place and having your home connected to the main lines. This is why we recommend that you work with a general contractor to oversee the onsite portions of your project. Take a look at our log cabin utility connection guide to understand what it entails.

At Zook Cabins, the largest cabin in our ADU line is the A-Frame Dwelling, with 846 square feet. The smallest ADU we offer is the Monterey, at 639 square feet. However, depending on your local laws and regulations, many of the homes that we have to offer may fit in the category of an ADU.

Yes. Zook Cabins can deliver our ADUs nationwide. However, if you choose a home outside of our designated ADU line, availability may vary by location.

For an ADU, you will typically need homeowners insurance. This helps protect your project just like your primary dwelling on the property. One thing to keep in mind is that if you intend to rent out your ADU, your homeowner’s insurance will not cover your tenants’ belongings.

Your ADU will typically be delivered within 12 months or less from the time you place your order. Throughout the build process, your dedicated project manager will keep you updated on your project’s progress and help you understand what to expect along the way.

Yes. All ADUs sold by Zook Cabins come with a one-year home warranty. This includes a one-year structural warranty covering items such as the exterior, flooring, roofing, doors, windows, and other structural components of your home.

Yes. Zook Cabins offers financing options for our ADUs through our in-house financing team. Another option is a construction loan that converts to a conventional mortgage once construction is complete and you have received your certificate of occupancy.

A-Frame Dwelling

Inspired by the A-Frame Park Model design, the A-Frame Dwelling comes in both 1-bedroom and 2-bedroom floor plan options. This allows for more square footage than the A-Frame Park Model and the flexibility of adding another bedroom.

Sonoma ADU

Inspired by the Sonoma HUD model, the Sonoma ADU is an excellent option for those looking for a 1 bedroom 1 bathroom or 2 Bedroom 1 bathroom. This ADU is modular-certified to meet the requirements of your specific state.
