  • Roofs on Settler, Frontier, Lincoln & Pioneers up to 22′ are constructed of factory-cut rafters spaced at 16″
  • Roofs on homes are 22′ wide and on all Adirondacks & Cape Cods are constructed of trusses spaced at 24″
  • Porch decks are constructed of 1″ pressure treated material
  • Log siding on exterior is White Pine 2×6 tongue & groove and has exterior sealer applied
  • GAF lifetime architectural shingled roof (Metal roofs are optional)
  • Jeld-wen insulated windows – single-hung (top sash if fixed) (Double hung are optional)
  • Walls are insulated with R-19 fiberglass insulation
  • Ceiling insulated with R-30 or R-38 fiberglass insulation (R-value varied depending on roof system) *** Floor Insulated is NOT INCLUDED & shall be provided and installed by customer
  • Yellow Pine tongue & groove solid wood floors with durable clear finish (Hickory is optional)

We deliver our log cabins in most regions in the U.S.; see our delivery page for a complete list of available delivery locations. As long as your site is easily accessible by our equipment—with a clear, firm path to the foundation—we’re good to go.

Our experienced delivery team handles each cabin with care, preparing it beforehand by securing interior parts and protecting large windows to minimize the chance of damage during transport. While rare, if an issue does occur in transit, our driver will document it and our warranty team will handle the repair promptly.

We’ll work with you to schedule a convenient delivery date, and when the big day arrives, we’ll bring your cabin right to your property.

What’s not included in A Log Cabin Package?

What you Don’t Get

While we strive to make your on-site log cabin built as complete as possible, there are still a few key responsibilities that fall to you.

Many of our customers choose to hire a trusted local general contractor to handle these finishing details, while others, especially those with building experience, opt to take them on personally.

Take a look at the list below to see what you’ll need to complete on your end:

Our residential cabins come with a complete set of professionally reviewed drawings to ensure code compliance—but securing permits is still up to you. You’ll be responsible for obtaining any necessary building permits and meeting local building requirements. Rest assured that our construction plans have already been code reviewed and our portion of the building is factory-inspected!

That’s good news! Because much of the work is pre-approved and completed off-site, the permitting process is often simpler than it would be for a traditional site-built home.

You will need a local excavator to level the site and create a space for a proper foundation. This same contractor typically installs a driveway & removes trees as well if needed.

Foundation requirements vary based on the size and type of your log cabin—but we’ll set you up with everything your contractor needs.

Your final pre-built cabin plans will include a detailed foundation layout with all the dimensions your contractor needs to prepare the site. You can choose from several foundation types, including cinder block, poured concrete, precast walls, or insulated concrete forms (ICF).

For cabins wider than 15 feet, central support is also required where the two modules join. In crawl space setups, this is typically done using block piers. For basements, it can be achieved with a row of steel columns spaced every 6–7 feet or with a steel I-beam supported by just a few posts.

Once the foundation is complete, a few key steps remain before your log cabin can be set.

Pressure-treated sill plates must be installed on top of the foundation walls and securely fastened—typically using Simpson® straps or a similar method that ensures no fasteners extend above the plate surface.

If your cabin includes a porch or deck, those areas will require a separate pier-and-girder support system. This is usually built from pressure-treated materials, such as 6×6 piers paired with a double 2×8 or 2×10 girder. All of these details will be clearly outlined in your foundation plan to guide your contractor during site prep.

If your property doesn’t already have a water or sewer connection, those systems can be added either before or after your cabin is delivered. In some cases, a septic system will need to be installed and functional before you can move into your cabin.

Keep in mind that installing a well or septic system typically requires permits and approval from your local zoning or code enforcement office. In many cases, the same excavator who handles your site grading can also install the septic system—making it easier to coordinate the work and keep your project moving forward.

While the panel box is included with your cabin, you’ll be responsible for connecting power from your source to the panel. If the panel is located inside the cabin, we’ll provide a conduit through the floor or an exterior wall to make this connection easy.

For cabins placed on a basement, we can temporarily mount the panel beneath the floor during delivery. Once the cabin is set, it can be swung down and secured to the basement wall for easy access.

Your cabin comes with interior plumbing in place—your plumber will handle the final connections.

If your log cabin is set on a crawl space or basement, all water supply lines and drains will be pre-installed and stubbed through the floor beneath each fixture. Once the cabin is positioned, your plumber will make the necessary connections underneath, tying everything into your well and septic system.

To meet residential energy codes, fiberglass insulation must be installed beneath all floors.

This insulation is included in the cabin package but should be installed by the customer after your under-floor plumbing work is completed.

Steps leading to porches, decks, and exterior doors should be installed after your final grading is complete to ensure proper fit and safety.

If your cabin is placed on a basement, we’ll provide the stairwell opening—but installing the actual basement staircase will be your responsibility.

We highly recommend adding gutters and downspouts after delivery to protect your cabin from water damage.

To ensure safe transport and avoid damage during craning, we do not install gutters at the factory. This also allows for a narrower shipping width. Once your cabin is in place, a local contractor can easily install a gutter system tailored to your site, drainage, and aesthetic needs.

Heating is not included in the standard cabin package, but you have flexible options.

While our cabins don’t come with a built-in heating system, we do offer optional upgrades such as electric baseboard heaters or a through-the-roof chimney kit for a wood stove.

If you prefer something more customized—like central heat and A/C, a mini-split system, or radiant floor heating—a local contractor can easily install the system that best suits your needs.

Your kitchen comes fully outfitted—minus the appliances, so you can choose what fits your style.

We install all kitchen cabinetry, countertops, and faucets as part of your cabin package. However, major appliances like the range, refrigerator, and dishwasher are not included. We’ve found most customers prefer to select these items themselves to match their preferences and budget.

One exception: we do include a range hood, and you also have the option to upgrade to an over-the-range microwave.

And of course, furnishings and window treatments—like curtains or blinds—are up to you.

These finishing touches give you the chance to truly personalize your space and make your log cabin feel like home.

Log Cabin Package Warranty

We have a 1-year workmanship warranty. Everything we do except the appliances is covered by our warranty. Installation of said appliances is covered by our warranty. Any issues or defects are to be reported to our warranty department and will be fixed as soon as possible.

In addition, we stand behind the components of our log cabin package, with these warranties:

  • 1-year material warranty on everything from the floor to the roof (manufacturer warranty beyond year 1)
  • Manufacture Lifetime Limited warranty on our shingles (GAF)
  • Manufacture Lifetime Limited warranty on our windows (ProVia)
  • Manufacture warranty on our faucets (Moen)

To lower the probability of damage and wear, we recommend a thorough spring and fall inspection to keep your Log Cabin in optimal condition. Especially take advantage of the yearly winterizing routine for your Log Cabin to make these closer inspections, scanning for mold, infestation, and leaks. 

What voids our warranty:

  • rodent infestation

  • damages from being unlevel
  • adding any addition
  • changing the structure in any way
  • lack of full payment
