Yes. At Zook Cabins, we build custom-designed park model tiny homes for projects that need something truly unique. However, custom projects require a minimum order of 10 units with the same custom design. We offer a limited number of custom build opportunities each year. Talk with your Zook sales representative to learn more about the process, available build spots, and what it takes to bring your project to life.

No, you do not need a traditional foundation for a park model tiny home. However, you will need a compact gravel pad or concrete slab to set your park model on. The pad should be at least 2 feet wider and 2 feet longer than your model, giving you enough space to properly center the home.

All Zook Cabins park model tiny homes are built to RVIA ANSI A119.5 standards. This means your home is built to meet the standards for park model RVs rather than local building codes. To learn more about the difference, check out our guide, RVIA vs. NOAH Tiny Homes.

Yes. As the customer, you are responsible for setting up utilities for your park model tiny home. Your home will need 100-amp electrical service, a simple garden-hose connection for water, and a connection to either a septic system or municipal sewer. 

The smallest park model tiny home we currently offer is the Nook Studio, with 204 square feet of living space. Many of our other models offer around 400 square feet, including the A-Frame Classic, The Winslow, and The Denali.

If you want to maximize the feel of your space, consider a model with a porch. A porch can give you additional room to spread out and enjoy without adding more interior square footage.

Yes. Zook Cabins offers delivery throughout the continental United States. If your property has a unique or challenging delivery site, we can arrange a site visit to make sure the property is prepared and accessible for delivery.

Yes. We highly recommend having insurance for your park model tiny home. Depending on your insurance provider, your park model may be insured as an RV or a mobile home. For more information on your options and what type of coverage you may need, check out our guide, Park Model Home Insurance.

Generally speaking, your park model tiny home can be ordered, built, and delivered within a few months. The exact timeline will depend on the model you choose, current production schedules, and the details of your project. Your Zook sales representative can walk you through the expected timeline from ordering to delivery.

No. Zook Cabins does not sell previously owned park model tiny homes, and we do not accept RVs as trade-ins toward the purchase of one of our park models. We do offer in-house financing options for our park model tiny homes, making it easier to find a payment option that works for your project.

Yes. All Zook Cabins homes come with a 1-year warranty. This warranty gives you added peace of mind and coverage for eligible issues that may arise with your home after delivery. Your Zook sales representative can provide more details about what is covered under the warranty and how the warranty process works.
